We offer spacious one-, two-, three-, and four-bedroom apartments in Marietta, GA. Each of our newly renovated homes features details such as an in-unit washer and dryer, hardwood floors, and large, spacious closets.

While our apartments do not have private yards, each home features a spacious patio/balcony.

Stratford Ridge offers agent-guided tours (Monday-Saturday). You can schedule online at your conveince or contact our leasing office at 770-952-7047.

Applying is easy! Start by visiting our Floor Plans page and selecting a layout you love. Then, choose an available apartment home to apply online or in person through the leasing office. Our team is here to guide you through each step and ensure a smooth application process.

Applicants must choose to either link their employee portal or bank provider to the Nova Credit income verification link. If either option isn’t available, Nova will allow applicants to link the latest payslip received, and they will verify income on behalf of the property.

Applicants must demonstrate a gross monthly income of a minimum of 2.7 times the rent.

No. Subleasing is not permitted. C39:U39

Yes, all residents must maintain renter's insurance with a minimum liability coverage of $100,000 throughout the lease. Please contact the leasing office for additional details regarding policy requirements.

Residents will receive a renewal notice 90-days in advance. Residents can access the resident portal to review renewal options, make their selection, and sign lease documents electronically.

No. Our community does not offer affordable housing. However, our rates are competitively priced.

A non-refundable $75 administrative fee and a $75 application fee. We are pleased to offer zero security deposit.

Yes. There is a service available, and we’re always happy to point residents in the right direction.

To break your lease, we require a 60-day notice and a lease-break fee that is equal to 2 months' rent and repayment of any move-in concession (if one was applied).

Residents are required to provide a 60-day written notice.

Residents must submit a 60-day written notice and forwarding address before move-out. Residents are responsible for shutting off utilities, fully vacating and cleaning the apartment, and returning all keys and gate cards to the office.

Security deposit refunds are processed within 30 days after move-out, in accordance with your lease and state guidelines.

Our community does not require a traditional security deposit.

Water, sewer, pest control, and trash are billed separately, though charges appear on your rent ledger each month. Electric, gas, cable, and internet are set up and paid directly through your chosen providers.

Residents are welcome to choose their preferred internet service provider. Options include providers such as Comcast.

All rent payments are conveniently made online through the BILT Rewards portal. Residents have the option to submit one-time payments or set up recurring payments using a checking account for added ease. We also offer flexible payment options through FLEX, which allows eligible residents to split their rent into smaller installments. Residents must apply directly through FLEX, and participation is subject to FLEX approval.

No. There are no monthly amenity or technology fees.

Parking is available on a first-come, first-served basis. We do not have assigned parking.

No. Parking is free. Residents and guests may use the community parking area at no cost.

Guests are welcome to visit Stratford Ridge. Stays longer than 3 consecutive days require prior written approval and may not exceed 6 total days per month.

No. We do not offer EV charging stations on-site at this time.

Yes. We require a one-time fee of $400 per pet and a monthly fee of $20 per pet per month. For additional details on our pet policy, please visit: www.stratfordridgeapartments.com

Stratford Ridge features a dedicated on-site dog park, providing a convenient and welcoming space for your pets to play and enjoy the outdoors. As well as doggy stations throughout the property.

No. There is no designated bike storage, but we do allow bike storage on patios.

Yes. All homes are fully-wired for immediate internet service activation.

For your convenience, packages may be delivered directly to your home or our Amazon Hub. Please note that the leasing office is unable to accept or store packages on behalf of residents.

Stratford Ridge does not offer furnished homes.

Creating a strong sense of community is a top priority for our team. We regularly host resident events designed to bring neighbors together, along with offering exclusive partnerships with local businesses to enhance everyday living and provide added value to our community.

Yes. Quiet hours are observed daily from 11pm to 7am in accordance with local noise ordinances.

During business hours, noise concerns can be reported to the leasing office by phone or email. After hours, reports can be directed to our courtesy officer, or local police department.

Stratford Ridge is a non-smoking community.

Maintenance requests can be submitted online through the resident portal. To report maintenance emergencies, call the leasing office. 24-hour emergency maintenance is on-call to assist you.

Emergency issues—such as flooding, loss of AC in extreme heat, electrical hazards, or anything affecting safety—are handled immediately, 24/7. Urgent but non-emergency concerns (like appliances not working properly) are prioritized as soon as a technician is available. Standard work orders are typically addressed within 24–48 hours, depending on the order in which requests are received.
